By accessing or using EasyServe ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
EasyServe provides an online tool that assists Ontario landlords and property managers in generating Landlord and Tenant Board (LTB) forms, including N4 Notices to End a Tenancy for Non-payment of Rent. The Service auto-calculates dates, validates amounts, and generates PDF documents based on user-provided information.
You must create an account to use the Service. You are responsible for maintaining the confidentiality of your login credentials and for all activities under your account. You agree to provide accurate and complete information during registration.
You agree to use the Service only for lawful purposes and in accordance with Ontario's Residential Tenancies Act (RTA). You will not use the Service to generate fraudulent, misleading, or harassing notices.
The Service offers a one-time notice generation for $9 CAD and a Pro Plan subscription at $39 CAD per month. All fees are in Canadian dollars and are non-refundable except as described in our Refund Policy. We reserve the right to change pricing with 30 days' notice.
All content, design, and software comprising the Service are owned by EasyServe and protected by Canadian intellectual property laws. LTB form templates are public government documents; our value-added formatting, validation logic, and user interface remain our property.
To the maximum extent permitted by law, EasyServe shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to dismissed applications, financial losses, or delays at the LTB. Our total liability shall not exceed the amount you paid for the Service in the preceding 12 months.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not guarantee that notices generated will be accepted by the LTB or that the Service will be error-free or uninterrupted.
We may suspend or terminate your account at any time for violation of these Terms. You may cancel your account at any time. Upon cancellation of a Pro Plan, access continues until the end of the current billing period.
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of Ontario.
We may update these Terms at any time. Material changes will be communicated via email or in-app notification. Continued use of the Service after changes constitutes acceptance.
