N1 Form Sample (Annotated)

The Ontario N1 — Notice of Rent Increase — is how a landlord raises the rent lawfully. It looks simple, but the amount, the effective date, and the 90-day notice all have to line up. Here is what each section asks for.

Key sections of the N1 form

Tenant and rental unit

Every tenant named on the lease and the full rental address. The N1 goes to all tenants on the tenancy agreement.

Current lawful rent

The rent the tenant pays today. This must be the lawful rent on record — not an amount that already includes an unapplied increase.

New rent and the increase

The new monthly rent and the dollar increase. For most units the increase cannot exceed the year's rent-increase guideline unless the LTB has approved an above-guideline increase.

Effective date of the increase

At least 90 days after the notice is given, and at least 12 months after the last increase or the start of the tenancy. Our rent-increase calculator checks the amount against the guideline for you.

Guideline and exemptions

A statement of the guideline that applies and, where relevant, whether the unit is exempt (for example, many units first occupied after November 15, 2018).

Signature

Signed and dated by the landlord or their representative. The 90-day clock runs from when the notice is given, including any deemed-service days for mail.
