What is the difference between an 'N' form and an 'L' form?

N-series forms are notices that landlords serve directly on tenants — they don't go to the LTB at this stage. L-series forms are applications that landlords file with the LTB after the relevant N-form notice period has expired. You always serve an N before you file an L.

How the N-Form / L-Form Process Works

Ontario evictions follow a strict two-stage pattern: notice, then application. The landlord must always serve a notice first, give the tenant the full statutory period to comply, and only then file an application with the LTB.

1. Pick the right N form. The grounds for ending the tenancy determine the form: non-payment → N4, damage/disturbance → N5, own use → N12.
2. Serve it correctly. Personal delivery, mail (+5 days), or courier (+1 day). Always complete a Certificate of Service.
3. Wait for the termination date. Filing the L application even one day early gets the entire application dismissed.
4. File the matching L form. N4 → L1; N5/N6/N7/N8/N12/N13 → L2.
5. Attend the hearing. Currently 4–8 months out. Bring all originals, the lease, and a current rent ledger.
