Four things a blank PDF can't do
The form is the easy part. Getting the dates, the math, and the proof right is where notices fall apart — and where a generator earns its $9.
The termination date, calculated
The single most common reason an N4 is thrown out is the wrong termination date. A blank PDF makes you count the days yourself — including the mail +5 / courier +1 offset and Bill 60's 14→7 day change on September 21, 2026. EasyServe calculates it for you.

List your rent periods and EasyServe totals the amount owing and carries penny-perfect figures onto the form. A blank PDF or generic filler won't add up your periods or flag a rent-math error before you serve.
How to fill out the N4A Certificate of Service, included
When you file an L1, the LTB expects proof you served the N4. A blank PDF doesn't give you one. Every EasyServe N4 comes with an auto-generated Certificate of Service — free.
Certificate of Service guideThe right form, laid out correctly
EasyServe produces a comb-box-accurate N4 that matches the official LTB layout, and you can preview a fully annotated sample before you pay. No mis-aligned boxes, no missing tenant, no guesswork.

A generic PDF filler (pdfFiller, SignNow, and similar) lets you type into the boxes — but it's still just the boxes.

When "free" is the expensive option
The blank form costs nothing. A dismissed L1 does. If the termination date is off by a day, a rent period is mis-totalled, or there's no Certificate of Service, an adjudicator can dismiss the application — and you start over with a new notice and another wait for a hearing. For a one-time $9, EasyServe removes the three most common reasons that happens. This is document preparation, not legal advice — but getting the document right is the whole game.
