The termination date on an Ontario N4 is the last day a tenant has to pay all arrears or move out. You calculate it by taking the date you serve the notice, adding the minimum notice period for the rent frequency, and then adding any service-method days for how the notice is delivered. Getting this date wrong — even by a single day — is one of the most common reasons the Landlord and Tenant Board dismisses an N4, so the notice period must run its full length from the service date.

Service methods and extra days
How you deliver the N4 changes the termination date, because some methods are deemed to take longer to reach the tenant:
- Hand delivery, sliding it under the door, or the mailbox at the unit — no extra days.
- Regular mail or Xpresspost — +5 days for postal delivery time.
- Commercial courier — +1 day.
These service days stack on top of the notice period under both the 14-day and 7-day rules — so a 7-day N4 mailed on or after September 21, 2026 lands 12 days out.
