L1 Application Sample (Annotated)
The L1 — Application to Evict a Tenant for Non-payment of Rent and to Collect Rent the Tenant Owes — is what you file with the Landlord and Tenant Board after an N4 expires. Here is what each part asks for and the evidence that goes with it.
Key parts of the L1 application
Part 1 — Tenant and rental unit
Every tenant you are applying against (an arrears L1 names up to two tenants) and the rental address. These must match the N4 you already served.
Part 2 — The N4 that started it
The N4's details: the date it was given, the service method, and the termination date. You attach the served N4 and its Certificate of Service as evidence.
Part 3 — Rent the tenant owes
A period-by-period breakdown of rent charged, rent paid, and the balance owing, carried to the day you file. The arithmetic has to reconcile to the cent against your ledger.
Charges and the filing fee
Any NSF/administration charges (capped at $20 each), plus the L1 filing fee — $186 filed online through the Tribunals Ontario Portal, or $201 by mail or in person.
Signature and declaration
Signed and dated by the landlord or representative, declaring the information is complete and accurate. A representative includes their LSO number.
What you attach
The served N4, the Certificate of Service, the lease, and a complete rent ledger. A defect in the N4 — not the hearing itself — is the most common reason an L1 is dismissed.
